Rental Registration Number: What You Need to Know

The Rental Registration Number (NRA) is a unique code that officially identifies properties intended for short and medium-term rentals, tourist or seasonal, in Spain, and is requested through the Digital Single Window of the Ministry of Housing. This number is mandatory to legally advertise and market any property on rental platforms as long as it is transacted online.

Effective Date and Mandatory Requirement

As of July 1, 2025, the NRA will be mandatory to offer your property for short or medium-term rental on digital platforms where remote rental contracts are formalized. Therefore, as of July 1, 2025, all vacation accommodations advertised on Rentalia with online booking must have and display an NRA in the ad to operate legally.

Therefore, if you do not have an NRA, you can only advertise your accommodation on Rentalia in the subscription mode (Classic or Platinum), without including online booking.

Steps to Obtain the NRA

  • NRA Application. The unique rental registration process will be carried out through the digital headquarters of the Property Registry or the Movable Property Registry.
  • Application Form: complete the form that includes detailed information about the property to be registered and attach the required documents that prove the veracity of your answers in the form.

What should I include in the form?

  • Destination registry data.
  • Identification of the interested party (individual or legal entity).
  • CRU and property address.
  • Rental category (tourist or non-tourist).
  • Type of unit (entire property or room).
  • Maximum number of tenants.

Required Documentation

  • Digital certificate or electronic ID.
  • Unique Property Registry Code (CRU) of the property.
  • Cadastral reference.
  • Property deeds (to verify the property number, section, etc.).
  • Tourist license (if applicable in your autonomous community).

If you have multiple properties, you must register each property individually and thus obtain a different NRA for each of them.

Keep in mind that if you want to offer the same property in the tourist rental and seasonal rental mode, you must request two registration numbers, one for each rental mode.

  • Publication of the NRA: once obtained, include the NRA in your ad on Rentalia

Additional Considerations

  • Cost: the NRA application has a cost of 27 euros per property.
  • Revocation: If you stop making short-term rentals or rent them permanently, you can revoke the NRA at the electronic headquarters of the registry.
  • Tourist use accommodation: The NRA is related to the tourist use accommodation regulations, so it is important to be aware of the specific regulations in your area.
  • Non-compliance with the regulations: not complying with the requirements of the unique rental registration can have serious repercussions for owners, including both economic and legal sanctions.
