Requirements and registration procedure

The Gobierno del Principado de Asturias regulates vacation properties (Viviendas Vacacionales – which doesn’t include flats) and Tourist Rentals (Viviendas de Uso Turístico – which is only flats) and requires that they appear in the Register of Tourist Businesses and Activities (Registro de Empresas y Actividades Turísticas), and that the identification number of the Register is shown in the advertisement for the accommodation. To register your tourist accommodation, you must present an affidavit and ensure that the property complies with a series of requirements:

– proof of compliance with the municipal law where the accommodation is located.
– approved technical project or floor plan of the accommodation at a 1:100 scale, which shows the purpose and surface area of each room.
– occupancy certificate (cédula de habitabilidad).
– express written authorisation from the community of homeowners to realise the tourist activity in cases where it is otherwise forbidden in the building statutes.
– you must have civil liability insurance.

Mandatory registration

To meet the requirements for the current regulation, you have to include the ID number from the Registro de Empresas y Actividades Turísticas in your advertisement. We have provided a field for this which you can find in the “Basic data” tab when you change your advertisement. You can also send this ID number to [email protected] and we will add it to the advertisement for you.
